A piece of land on Clarendon Road in Watford, currently in receivership by a bank, has been transformed into a car park by expert management company Creative Car Park, to service the growing number of commuters and residents using nearby Watford Station, whilst generating an income for the land owners.
The land, which was previously occupied by a branch of Barclays bank, was at risk of being left idle whilst receivership proceedings ensue. However, the five year contract awarded to Creative Car Park, who pioneered the collaboration of ANPR (Automatic Number Plate Recognition) with parking enforcement in the UK, has already proved to be a huge success in the local area, generating in excess of ?4000 a month. The revenue generated will go, in part, towards paying the outstanding debt whilst providing much needed additional, more flexible and cost effective parking to motorists in the area.
Gary Wayne, Managing Director for Creative Car Park says “Given its close proximity to the train station, it made sense to convert the unused land into a parking facility which would support motorists in the surrounding area both practically and financially. The station car park is often full during peak hours, occupied by those commuting to work, leaving few spaces for others who may well only need to park for a couple of hours. “Generating income with temporary or permanent parking sites is a possibility for all unused land which is in receivership, as it means once the proceedings have commenced, the land can start to pay for itself. This can be of huge benefit to the likes of [property developers] that are not yet in a position to instruct a site.”
The new car park enables motorists to park and pay on an hourly or daily basis, offering greater flexibility than the train station’s fixed day rate. Motorists using this Phone and Pay service can make parking payments using their mobile phone by calling or texting the numbers displayed on the signage in the car park or alternatively by downloading the Smartphone application to book parking.
